Site Enablement Services
We take green- or brown-field land from “interesting” to fully development-ready. Our team pinpoints large parcels that already align with industrial/data-center zoning—or secures the rezonings required—verifies clear title, and quantifies long-term power and water scalability in concert with regional utilities. In parallel, we lock in fibre / NGN routes, obtain letters of interest, and pre-screen environmental or heritage constraints so permitting can begin on day one. The result: a de-risked, hyperscale-qualified site with documented utility pathways and a clear regulatory roadmap.
Partnership Models
Desilyon offers capital-efficient structures that match each investor’s risk appetite. Options range from land acquisition with margin-sharing on resale, to SPVs where we retain minority equity and contribute local enablement while the partner funds the build. We also structure build-to-suit (BTS) handovers that transfer the asset once zoning, utility LOIs, and other gating milestones are in place, as well as pure advisory mandates with success-based fees. Every model ensures alignment on exit timing, upside participation, and ongoing support through construction.
Consulting Services
Beyond the land itself, we help clients validate hyperscaler fit, navigate local regulations, and unlock incentives. We benchmark layouts, cooling concepts, and power envelopes against Google, AWS, Azure, Meta and other standards; craft permitting strategies that synchronise utility, municipal, and ministerial approvals; and steer applications for organised industrial zones, free-zone benefits, or regional grants and tax breaks. This targeted expertise accelerates timelines, lowers entry barriers, and maximises long-term asset value.
